The Aberdeen HOA works in conjunction with Bridge City Management. It is important to understand the role of the management company as they serve as our agent (not our employee) acting on behalf of the board in decision making. It is the Bridge City's job to provide direction and advice based on experience, training and education to ensure that board members do not compromise they fiduciary responsibility.
Bride City Management has been retained for the following tasks and works at the pleasure of the Aberdeen Board:

- Fiscal Management
- Collect HOA Dues, assessments, late fees, deposits, etc.
- Prepare and mail/email regular billings as required.
- Send late notices, follow-up on delinquencies and initiate collections and lien filing thought Associations attorney.
- Establish bank accounts, reconciles bank accounts and provides statements for all debits/credits.
- Preparation of checks and payments of all financial obligations twice monthly.
- Pay HOA Bills and expenses (water bill, insurance payments, contractors)
- Collect bids for work on the building and ensures that all work on the building is completed by licensed and bonded contractors.
- Establishes Annual budget as well as provides monthly financial statements and annual budget planning/analysis
- Ensures that reserve study is completed in accordance with Oregon State Law
- Itemized accounting of the budgeted and actual receipts and expenditures of the HOA with supporting budgetary and financial documents.
- Other Services
- Annual reports preparation and filing.
- Establish liaison with new homeowners and set up new owner accounts.
- Receive service requests or complaints regarding common areas.
- Receive calls regarding rule violations and architectural review matters and inform owners of Association rules and regulations.
- Write and send violation letters to homeowners requested by the Board, in accordance with established policies.
- Perform site inspections as requested.
- Maintain Association files, documents, plans etc and make available for review by appointment during business hours.
- Be available to receive emergency phone calls from homeowners on a 24-hour basis and non-emergency association inquiries during normal business hours.
- Guidance
- Provides council and ensures that the HOA board is working with in Oregon State Condo Association laws.
- Oversite and governance that proper procedures are used and that the Board is working with in Aberdeen Guidelines
- Guidance and assistance in area of bylaws, rules and regulations (and all amendments), insurance policies, contracts, leases and other agreements in effect, current list of names/addresses of owners, copies of ballots and proxy votes from past elections.

- Color Copies - 0.30/page
- Postage - Actual Cost + 12%
- Mailing Supplies (standard envelops, labels) - 40% of postage
- Fax - 1.00 per page
- 1099 Vendor Tax Form prep and Distribution - $4.00 each
